Washington Mills Building No. 1

The 125-year-old Washington Mills Building No. 1 entails a rich legacy. Built on the site of one of the first textile mills in Lawrence, Mass., the building includes 155 luxury live/work lofts that provide tenants with a modern living environment. Kaplan Construction completed the 240,000 SF smart growth renovation project as part of a 17-month, $43 million redevelopment project that marks the single largest private investment in downtown Lawrence in decades. Historic building components were exposed and featured in the building’s reuse, including original stone and brick foundation walls that were excavated and used for the building entrance; sliding metal fire doors that were preserved in place; old growth yellow pine ceilings that remain exposed; and careful masonry restoration.

In 2008, the project was honored with Preservation Massachusetts’ Paul E. Tsongas Award and the Associated Builders and Contractors Massachusetts‘ Excellence in Construction Merit award for historical restoration over $1MM.
